A lot of people have been asking me lately if now is a good time or a bad time to buy or sell a home. Certainly there are people who will have to carefully weigh the implications of the recent interest rate hikes, but there are also some real positives to consider in the market as it is today.
We are blessed to live in a beautiful part of the British Columbia and a desireable part of the country. Because of the climate, the natural beauty and the amenities that Vancouver Island has to offer, there are always people who will want to move here. Add people who are changing jobs, changing life circumstances or some who want to downsize from their lifelong "family home" to a more manageable home in retirement; the market here is always going to have activity. Another real positive is that because things in the real estate market have calmed down a bit in the last year, buyers are in a much stronger position. They can take more time to evaluate a property and make a decision that really works for them. And then can include things like inspection and financing terms in an offer.
For sellers, it's a calmer market that has aleviated some of the craziness of the last couple of years, while still showing strong, steady activity.
